Transferring Funds to Buy Property in Bulgaria: How to Minimize Bank Fees and FX Loss

I am currently in the process of purchasing an apartment in Varna and need to transfer a significant amount of money from my home bank account to the seller's Bulgarian bank account. My local bank is quoting very high wire transfer fees and a poor exchange rate for BGN, which would significantly eat into my budget. Are there any reliable services or methods recommended by expats to minimize these bank fees and avoid excessive FX losses? I would appreciate any advice on using platforms like Wise or Revolut for such large real estate transactions.

I used Wise for my apartment purchase in Varna and it was significantly cheaper than my home bank. Just make sure to notify them in advance that you are sending a large sum so they don't flag the transaction for anti-money laundering checks.

Revolut is great for daily spending, but for a property-sized transfer, I would personally stick to a dedicated currency broker. They often offer better rates than the app for sums over 20,000 EUR. Don't transfer directly to the seller's bank account if you can avoid it. Use a local lawyer's escrow account to ensure the title is clean. If you want to know more about the legal process, this guide on proces zakupu nieruchomości w Bułgarii is very thorough.

I've used OFX for large international transfers. They specialize in high-value transactions and assign you a dedicated dealer, which provides more peace of mind than an automated app when moving your life savings for a home.

Before you settle on Varna, make sure you've compared the lifestyle costs. I found this comparison of Varna vs. Burgas very helpful before committing to my purchase.

Wise is definitely the way to go. The exchange rate is mid-market, and the fees are transparent. Just remember to send the funds in EUR to a Bulgarian bank account that accepts EUR, then let the bank handle the BGN conversion if needed, or send BGN directly if the seller has a BGN account.

For those buying a new build, there are specific things to watch out for. I found this kupno nowego mieszkania w Bułgarii guide quite useful for understanding the closing costs and local banking requirements.

Be very careful with banks in Bulgaria. They often charge high incoming wire fees, sometimes a percentage of the total amount. Negotiate this with the seller or have your lawyer include the transfer costs in the final purchase agreement.
