Is buying property in Sozopol still a smart investment in 2024?

I am seriously considering purchasing a holiday home in Sozopol, as I absolutely love the historic atmosphere of the Old Town. However, I am worried that the massive summer crowds and the current inflated property prices might outweigh the benefits. Has anyone here bought property in the area recently, and do you feel the rental yield justifies the high entry cost? I would love to hear your experiences regarding the trade-off between the town's charm and the seasonal noise.

I bought a small apartment in Sozopol back in 2021. While the Old Town is magical in May and September, the peak of July and August is chaotic. If you are looking for high rental yields, you really need to be aggressive with your marketing, but keep in mind that annual property taxes in Bulgaria are relatively low, which helps the bottom line.

The prices in Sozopol are definitely inflated right now. I opted to buy a bit further out in the newer part of town. It’s quieter, more spacious, and I still get the rental income during the peak season without the noise of the tourists right outside my window.

Honestly, if you want a holiday home, look at the lifestyle benefits first. The rental yield is tricky because the season is so short. If you are also thinking about long-term relocation, you might want to look into considering Bulgaria for retirement, as the town is lovely once the summer rush dies down.

I sold my place in the Old Town last year. The noise was just too much for me personally. If you aren't going to be there yourself during the peak weeks to manage it, the maintenance costs and wear and tear from renters can really eat into your profits.
