I am currently looking into obtaining Bulgarian residency by investing in property and wanted to clarify the exact financial thresholds required by law. Are there specific requirements regarding the minimum value of the real estate, and does this apply to both residential and commercial properties? Additionally, I would like to know if there are any limitations on the number of people who can obtain residency based on a single property purchase. Any insights or experiences from those who have navigated this legal process would be greatly appreciated.

Be careful, simply buying property in Bulgaria does not automatically grant you residency. The law is quite specific about investment amounts for permanent residency, usually requiring 600,000 BGN. Many people get confused here. You cannot get a residence permit just by buying a cheap apartment. You need to meet the substantial investment threshold defined in the Foreigners in the Republic of Bulgaria Act. Also, read up on Can Foreigners Own Land in Bulgaria? to understand the legal structure required.

I went through this process recently. The threshold is high, and it is strictly for the primary investor. You cannot split a single property purchase among multiple people to bypass the financial limits for residency.

If you are considering an investment in a resort area, keep in mind that maintenance fees can eat into your budget. Before you commit, it is worth reading about Property Maintenance Fees in Bulgarian Resorts to ensure you aren't overpaying.

Don't forget that if you are buying commercial property, you also need to ensure it meets current EU standards, such as checking the energy performance certificates required by law.

There is a lot of misinformation online. Buying a small studio in a ski resort will not qualify you for a residence permit. You need to make a capital investment that meets the legal thresholds, which are quite high for real estate.

Before you invest, you might want to look into the current climate of the market. There is a helpful article on whether it is safe to buy property in Bulgaria right now that covers some of the risks.

The residency by investment program is very specific. A single property purchase only qualifies one person as the main applicant. If you are looking at income potential from your purchase, check out this article on Buying a Ski Apartment in Bansko.

I strongly recommend consulting with a Bulgarian immigration lawyer. The thresholds for real estate investment for citizenship or residency are strictly enforced, and the rules changed significantly a few years ago.

It is a common misconception that any real estate purchase leads to a visa. Unless you are making a business investment that creates jobs or hitting the high-value thresholds, you are unlikely to qualify for residency based solely on property ownership.
