I am currently looking to invest in a holiday property on the Bulgarian Black Sea coast and have noticed that apartments in Sveti Vlas are consistently more expensive than similar units in neighboring Sunny Beach. While I appreciate the quieter atmosphere and the Marina Dinevi area, I am struggling to determine if the price premium is truly justified by rental yield potential or long-term appreciation. Has anyone here bought in Sveti Vlas recently and felt the extra cost was worth it compared to the cheaper inventory in Sunny Beach? I would love to hear your thoughts on whether the upscale reputation actually translates to better property maintenance and resale stability.

I bought in Sveti Vlas three years ago. The price premium is definitely justified if you want a property that holds value. Sunny Beach is too loud and seasonal, whereas Vlas has a more 'year-round' feel thanks to the yacht port.

The maintenance in Sveti Vlas is miles ahead of Sunny Beach. In Vlas, the complexes are managed by the Dinevi Group, which keeps the standards high. In Sunny Beach, many complexes are poorly managed and look run down after just a few years.

I sold my place in Sunny Beach to move to Vlas. The noise pollution in the summer is unbearable in the center of Sunny Beach. If you want peace, the premium is worth every penny.

Honestly, I think Vlas is a bit overpriced right now. You can get a much better ROI in the smaller villages nearby or by buying a fixer-upper in a quieter part of Sunny Beach and renovating it.
