Property Insurance in Bulgaria: What Does It Cost and What Does It Actually Cover?

I recently purchased an apartment in Sofia and am looking into getting comprehensive property insurance, but I find the market options a bit confusing. Could anyone clarify how premiums are typically calculated and whether they cover common issues like pipe bursts or neighbor-caused water damage? I'm also curious if there are specific exclusions I should be aware of regarding natural disasters in this region. Any recommendations on reputable local insurers or tips on what to look for in the fine print would be greatly appreciated.

Congrats on the new apartment! Premiums in Sofia are usually calculated based on the 'reinstatement value' of the property. Most comprehensive policies definitely cover pipe bursts and neighbor-caused damage, but make sure 'Civil Liability' is included to cover you if you cause damage to others.

I've been using Bulstrad for years. The key is to check the 'deductible' (franchise). A lower premium usually means a higher deductible. Also, keep an eye on coverage for natural disasters; in Bulgaria, earthquakes are often a separate clause or have specific limits.

If you are looking for general property advice in Bulgaria, I found this comparison of coastal cities quite insightful, even if you are in Sofia. Regarding insurance, always check if the policy covers 'renovations' or just the bare structure.

Standard policies usually exclude damage caused by poor maintenance (like old pipes that should have been replaced). Document everything with photos when you move in—it makes claims much easier.

Be very careful with the fine print regarding 'seismic activity'. Bulgaria is a seismic zone, and some cheaper policies have very low caps on earthquake damage. Always ask for a 'full all-risk' policy if you want peace of mind.

I recommend DZI or Allianz. They are the most reputable. Before you sign, ask them explicitly about 'third-party liability' for water leaks. It's the most common claim in Sofia apartment blocks.

Are you planning to rent it out? If so, consider the risks. I read an article about rental yields that mentions hidden costs, and insurance is definitely one of them. Ensure your policy covers business use if you list on Airbnb.

Don't just go for the cheapest quote on the comparison sites. Many of those 'budget' policies have so many exclusions that they are practically useless for water damage. Look for a policy that explicitly mentions 'water damage from neighbors' as a standard benefit.

Check if your building has collective insurance. Sometimes the Homeowners Association has a policy that covers the exterior and common areas, meaning you only need to insure the interior of your unit.

Always ask for the 'General Conditions' document in English if your Bulgarian isn't perfect. It is legally binding, and you don't want to get caught out by a mistranslation of a key exclusion clause.
