I am currently living in Sofia and debating whether to continue renting or to finally invest in my own apartment. With the recent fluctuations in interest rates and the significant price growth in major cities like Plovdiv and Varna, I am wondering if the market is currently overpriced. Has anyone navigated this decision recently, and do you feel that mortgage payments are currently outweighing the cost of renting long-term? I would appreciate any advice on whether it is better to wait for a potential market correction or lock in a property now.

I was in the same boat last year in Sofia. I ultimately decided to buy because rental yields are so high that paying a landlord felt like throwing money away. Even with current rates, the stability of a fixed mortgage payment wins for me.

I bought in Plovdiv six months ago. Yes, prices are high, but if you look at the long-term appreciation, it still makes sense. I prefer paying off my own asset rather than someone else's mortgage.

It really depends on your lifestyle. If you want to customize your home, buy. If you want to be able to move to Varna or Bansko on a whim, keep renting. It’s a personal finance choice, not just a market one.

I've been tracking Varna prices and they seem to have plateaued slightly. I wouldn't call it a crash, but the aggressive growth has definitely slowed down compared to 2022.
